#2 Professional, Commercial Grade Cleaning

We simply can’t see what we’re working with unless the patio is clean. So we have commercial grade high volume and high pressure petrol machines that can clean away years of dirt & grime.

Important: Commercial-Grade Deep Cleaning (No Electric DIY Washers): We use high-volume, petrol-powered pressure units. This lifts decades of ground-in lichens, grime, and black spots without damaging the surface of your stone.

We are able to use professional grade chemicals to remove lichens, black spot and other contaminants from the patio so we can see where we need to focus our attention to.

Also as part of this process we identify any loose slabs and note them to be address later in the patio repointing process.

In areas that suffer from a lot of algae build up, we strongly recommend a anti-bacterial spray that will keep the area clear for up to 36 months!

#3 Removal of Old Mortar

Using hand tools and grinders, we carefully remove all loose or cracked mortar without damaging the slabs. We fully clean out the joints to prepare them for new pointing material. Further pressure washing may be used if needed.

We always aim for minimum gaps of 5mm wide and 20mm deep for normal tiles, ideally to the base of the tiles if they are thicker tiles such as flag stones, thicker Indian sandstone or concrete riven styled slabs.

#4 Repairing the Patio

Having slabs that have moved on your patio over time, while very frustrating, we deal with this on a daily basis. It really is not uncommon to find a couple that have moved. We take this in our stride and will ensure when they’re put back in, they stay down this time for years after we’re gone.

During the cleaning and/or the old repointing process we nearly always find slabs that have moved, cracked, or their bases failed.

We nearly always repair patio slabs that have moved with brand new full mortar beds right down to the original sub base.

In the case where we have damaged patio slabs, we can move them elsewhere in the patio or source new or used slabs depending on the tile type.

Important: We are registered Bristol Waste Carriers (verify here), repairing & repointing patios can and will create spoils/waste. We take waste management seriously, if we expect a large amount of spoils from your project, we pro-rata the minimum fee of Bristol waste of around £72 for 350Kg of waste to your project.

#5 Applying Fresh Pointing

We apply your choice of pointing for patio slabs, typically a resin mortar, polymeric sand or the best mix for patio pointing made for long-term durability.

There are many options for the repointing, we typically suggest a modern resin based product, although are happy with a traditional mortar mix, even with the option of colour dyes too.

The key to this process is not simply brushing a material in, quickly washing over with a trowel and calling it a day.

Each joint has the material compacted to the bottom, just as we would do on our own pointing. This process takes time, we have to work on our hands and knees, but its going to stay in the joints long term.

Most resin based products take 5 days to set, we normally suggest a good few days with mortar as well. So no high heels for a few days afterwards!

#6 Finishing Touches

Once the joints are set, we clean up the area and check for even finish and solid bonds between every slab.

And of course, clear up any mess created! This includes washing down any windows, walls, windows frames and even plants that have picked up dust or splashes as part of the process.

Also this is the perfect time to apply an antibacterial spray to the finished surface, assuming its dry for the next few hours. This will help kepe your freshly cleaned, repaired and repointed patio looking its best for months & months, long after we have finished.

Traditional Mortar Case Study

Take a close look at the before and after sides in the image below. This is a real customers patio completed in late August 2026 in Combe Dingle, Bristol.

The patio is made from traditional concrete riven slabs, which had little to no pointing left, greenery in almost every joint and was being used as a driveway for a large electric car!

Working with the customer we presented them several options, from using Nexus Titan resin based compound which is designed for driveways and heavy loads, to a custom mixed traditional sand/cement dyed mortar (which they chose), Ultrascape flowpoint and mid range option of sika fast fix jointing compound (which we now believe that was part used on the patio and had ultimately failed).

They chose a traditional cement mortar mix, which we dyed heavily, almost to the max at 7.5% of the cement ratio. It is what was in this patio/driveway originally, its time tested and works great if applied properly.

We started by using one of our smaller commercial grade pressure washers (18 horsepower, 15 litres per minute Interpump) and a surface cleaner to clean the entire surface, There was some black spot around the patio, so we treated that and quickly got to work on the next stages of the project.

The slabs were a darker colour, we took advantage of this and used a Bideford sharp sand as the base material. This sand has a lot of sea-shell material in it, so it really binds together extremely well. It was the perfect choice in this instance.

The patio was being used as a driveway and had a large electric vehicle being parked on it over night. We went the extra mile and manually painted each void with a SBR/Water mix (SBR is a specialised outdoor glue) before compressing each joint to the bottom with our custom cement mortar mix using hand pointing tools.

While this was happening, the customer was a way on their summer holidays! They saw it in person a week later, however all the time they were updated with the progress via WhatsApp, in short they were delighted.

What Materials Do We Use?

We use variety of products, from traditional time-tested mortar, modern resin based products and even Flowpoint which is used in city centres!

It really depends on your patio type, preference and budget and we give you the information needed to make an educated choice.

For repointing flagstone patios, traditional cement blends may be appropriate. For modern slabs, we often recommend:

  • Resin jointing compounds
  • Custom mixed mortar for pointing paving slabs
  • Polymeric sand for low-maintenance finishes
  • Or a lime based mortar

Choosing the right cement mix for patio pointing is critical, we’ll advise what’s best based on your surface, wear level and drainage.

Each property is unique and we always suggest the best option we think will work with your situation, this typically boils down to a resin based compound such as Sika Jointing compound or ProJoint Fusion, or a traditional cement/mortar mix.
